These Master-Planned Communities (MPCs) maintain strict “Architectural Control” to ensure neighborhood uniformity, property value retention, and aesthetic harmony.

Universal HOA Fencing Rules in North Texas

While every development is different, almost all North Texas HOAs share these four core requirements:

  1. Professional Stain Only: Most HOAs prohibit “clear” or “natural” finishes that turn gray over time. They typically mandate professional oil-based stains like Wood Defender or Ready Seal.
  2. The “Good Side” Rule: If your fence faces a street, alley, or greenbelt, the pickets must be on the outside (hiding the posts and rails).
  3. Metal Post Requirement: Almost all local HOAs now require galvanized steel posts to prevent the “leaning fence” look caused by shifting clay soil.
  4. Board-on-Board vs. Side-by-Side: High-end developments usually require “Board-on-Board” construction for total privacy, while older or entry-level areas allow “Side-by-Side.”

How to Get Your HOA Approval

Before you buy materials or sign a contract, you must submit an Architectural Review Committee (ARC) form. To get approved on the first try, you will usually need:

  • A Survey/Site Plan: Showing exactly where the fence will be built on your lot.
  • Material Photos: Pictures of the specific cedar grade and post type.
